America's most expensive ZIP codes revealed

The most expensive ZIP codes in the US have been revealed, with wealthy enclaves in New York and California making up eight of the top ten list.

Atherton, California, topped the 2022 rankings for the third year running, with a median home listing price of $9 million, according to the study released this week by real estate data firm RealtyHop.

Atherton, a Silicon Valley enclave home to many tech executives, was followed by Sagaponack, New York, a small village in the Hamptons with a median home listing price of $6.97 million.

In third place stood the famed Beverly Hills ZIP code 90210, home to many celebrities and movie stars, where the average home lists for $6.7 million.

All told, California had 59 ZIP codes in the top 100 rankings, dominating the list and accounting for more than half of the most expensive locations in the country.

Los Angeles the highest number of expensive ZIP codes per city, with seven, followed by New York City and Newport Beach, with six each. 

Only 13 states were represented in the top 100 list, although that was two more than were included last year.

Homes in the most expensive ZIP codes have grown even more expensive in comparison to last year, with 60 zip codes having a median price point of at least $2,500,000, compared to just 47 in 2021. 

Away from the coasts, Texas, Arizona and Nevada each had one ZIP code in the top 100, while Colorado had two.

The lone entry for Texas was in West Lake Hills, a suburb of Austin, which has seen fast-rising home prices.

On the most expensive list, Amagansett, New York saw home prices jump at the fastest rate from last year, rising 39 percent to $4,250,000, from $3,047,500 last year.

Twelve of the areas on the list did see declines in median listing prices from last year, including several ZIP codes in Los Angeles and New York.

Only one ZIP code saw double-digit percentage declines on the year: San Francisco's Marina District, where listing prices plunged 14.8 percent to $2 million.

Other areas may have had steeper home value declines that knocked them off this year's list.

In total, 20 ZIP codes were new to the top 100 this year, meaning an equal number dropped off.

The study was based on more than 3.64 million for-sale listings drawn from the RealtyHop database during the period between January 1, 2022 and October 19, 2022. 

To produce the ranking, the median price for each zip code was calculated and sorted from most expensive to least.
