A modest 69-year-old house in rural Montana has been listed for sale at more than $1 million, sparking outrage among thousands of people over the whopping price tag.

The three-bedroom, one-bathroom house, seemingly no special from others in numerous small towns across America, has gained viral attention due to its $1.1 million price tag. 

Nestled in Whitefish, a town in the Rocky Mountains of northwest Montana with a mere population of 9,000 people, the house's exterior is sheathed in simple white paneling with square windows.

The 1,824-square-foot property also features a two-toned grass lawn and city lots, neither of which seem to justify the outsized price tag among potential buyers.

However, the home's seller Gary Hanson who inherited the house from his father, believes the home is worth even more as he is considering increasing the price.

'A friend of mine from California said, 'You're too low. Put it up for $2.3 million and it will sell,'' he told Business Insider

Factors contributing to the shocking price tag include its 'prime location', according to Heather Reddig, an agent from ReMax Home Again Realty representing Hanson. 

The home, situated at 428 O'Brien Avenue, is within walking distance of downtown Whitefish, a getaway to the jagged peaks, lakes, and valleys of Glacier National Park. 

The town itself is a sought-after destination for skiing, hiking, and golf enthusiasts. It has even attracted numerous billionaires and celebrities including Michael Goguen, who lives in a 75,000-square-foot compound above Whitefish Lake. 

The median sale price in Whitefish surged to $750,000 in January, marking it as one of the most expensive cities in Montana, as per Redfin data. 

'That's what he feels the home is worth. It's about the location, location, location,' the listing broker Reddig said.

But he also admitted that Hanson's rebellious optimism played a role in asking so much, as he said, 'there's a little piece of rebellion'. 

Social media users seem unconvinced, expressing their disbelief as they flooded the Instagram account of Kirk Rossiter, a real estate agent in Whitefish who posted a video of the property. 

'Is there $900,000 piled up in the basement?' one of the most-liked comments reads. 

'Who else came to the comments thinking that was a joke??' asked another user, with someone replying, 'it's not??!!' 

Users also compared real estate prices in different states, as one person wrote: 'In Arkansas, that'll get you 250 acres, a 3 bedroom, 2 bath house, 3 barns and an old tractor.' 

The post has elicited overwhelming reactions with nearly 10,000 comments that the agent Rossiter had to replied, 'for everyone wondering, $1,100,000 is the actual sale price of the home.'

Despite the lack of interest, Hanson is considering increasing the price even higher, as he reported told the agent that the eventual buyer could tear down the house and build new homes on the land

As of now, Reddig has not received any offers for the home since it was listed on February 8.

'The town that the owner grew up in has completely changed. He's like, 'Somebody who has this much money can go and build their high rise right here.,' Reddig said.

Hanson also insisted that his father, described as an 'avid collector,' left behind a trove of treasures within the property. 

'[My] father collected everything just in case he needed something. The house is stuffed full of stuff.' 

He refused to go into details of what the 'treasures' are, but said, 'someone said, 'Boy, you got everything in there but the kitchen sink.' I told him, 'Well, that's in there, too.''
