Home buyers are willing to pay more for a decked-out backyard or properties with viral home features, new research has revealed. 

An outdoor TV is the number one feature which Americans are willing to pay a premium for, according to fresh insights from marketplace Zillow

The feature can help homes sell for as much as 3.1 percent more than expected - or $10,749 more on a typical US home. 

Zillow analyzed more than 350 features across nearly 1 million home sales in 2023. It found properties with outdoor features such as a pizza oven, shower or so-called 'she shed' helped boost a sale price when mentioned in a listing description. 

It also found that other characteristics can help a home sell almost a week more quickly - particularly features made popular online which appeal to younger first-time buyers.

The research comes as the US real estate market approaches what is traditionally its busiest time of year in spring.

But high home prices and elevated mortgage rates mean affordability continues to be a real challenge for the typical buyer. 

The average 30-year fixed rate mortgage has risen to 6.87 percent as of the latest data from government-backed lender Freddie Mac. 

But sellers who highlight certain features may still be in a position to increase the sale price on their home. 

Zillow found that soapstone now outperforms quartz as the countertop material of choice - adding 3 percent to the average sale rather than 1.7 percent.

Beverage centers, a type of refrigerator which offers different temperature settings for different types of drinks, can now help a home fetch a 2.4 percent sale premium - over $8,000 on the average home.

Wine fridges, on the other hand, can boost a home's value by 0.9 percent. 

An outdoor shower can increase the value of a property by 2.6 percent, while a 'she shed' - a backyard shed that can be used for hobbies, entertainment or as a retreat - can add 2 percent.

Six of the 10 characteristics which help sell a home for more are backyard features, signaling that the pandemic-era demand for functional outdoor space remains. 

'When certain home features or design styles are highlighted in a listing description, they serve as a signal to a buyer that a home is appealing and up-to-date,' said Zillow.

'As a result, those features can help a home sell faster and for more money.'

Certain more trendy home features can also contribute to a faster sale, according to the research.

Rounded corners, which are popular in contemporary furniture design and increasingly in architecture, can help a home sell six days faster than similar properties.

Listings which mention a plant ledge - where ledges are built into a wall to display decorative house plants and succulents - tend to get snapped up more than five days more quickly.

Statement terrazzo tile can also help a home sell nearly four days faster, while a traditional picket fence can boost the speed of sale by more than three days.

On the flip side, other features or design styles may serve as a signal to a buyer that a home is dated or needs work, according to Zillow, which can lower its sale price.

Features like laminate or tile countertops can hurt a home's value by at least 1 percent when mentioned in a listing description, it noted.
